Overview
Stantonbury Health Centre is a PCT freehold owned, premises that are occupied by two GP practices, PCT Community services and some learning disability services.
- The GP areas suffer from a chronic shortage of space which is not sustainable particularly in view of planned population increases in the local area.
- The PCT had considered a range of potential options but were required to confirm a preferred solution if potential developer gain Section 106 contributions were not to be lost.
CPA’s Approach
- CPA was commissioned to work with the Trust to produce an option appraisal paper to enable the PCT Board to confirm their preferred option.
- CPA were subsequently commissioned to work with the Trust and GP’s to produce an agreed layout and specification for a new purpose designed surgery to be constructed by the housing developer.
Outcomes
- An option appraisal report was produced by CPA that set out the options and quantif ied them for risk, costs and timetable.
- The report enabled the Trust to confirm their preferred option, and subsequent resource plans.
- The preferred option relocated one of the Doctors practices into a new purpose build surgery on land owned by the housing developer.
- The surgery will be leased to the PCT at a knock-down rate, significantly better (less than ½ of the commercial rate) for a period of 15 years.
- The vacated space within the Healthcentre is currently being reviewed.
- Options for the reconfiguration of the total space are currently being evaluated by the Trust and CPA.
