CPA’s Approach
- Existing offices were surveyed to identify and confirm their use, condition and utilisation.
- Clinical and non-clinical offices and related spaces were surveyed across the main hospital site and off-site locations during a two-month period.
- Bespoke survey sheets were used to log survey information on use, size, environmental factors and user comments.
- This information was supplemented by available layout drawings, tenure details etc. in addition, anecdotal information was compiled from key management and clinical staff that identified potential “hot spots” or any change areas.
- The survey results, drawings and comments were analysed and the findings incorporated into schedules that were then used to quantify the existing performance.
- The findings of the office review were used to inform the development process of the Trust Estate Strategy. This ensured that the estate strategy took full account of the emerging office requirements and that options for change were appropriately aligned.
Findings
- 10% of the main hospital is used for offices.
- 18% of these are over-crowded.
- 19% of the office space on the main site are internal and have no windows.
- Ventilation problems result in the use of fans in all offices on the main site.
- There is only minimal amount of support space available (meeting rooms / seminar space).
- Off-site functions would become effectively located on the main site.
- Junior and mid range doctor space is minimal.
- Lack of appropriate office and support space at the Trusts main site threatens to undermine service delivery success.

- The provision of new space and subsequent re-design and allocation of existing offices.
- A new education centre to be developed as part of the estate development.
- Off-site premises to be rationalised
- Office design space re-designed to take advantage of new technologies and emerging workforce processes.
- Identification of options for interim solutions to speed up delivery.
